McKinney is splitting between quicker sales and longer waits
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters here. But McKinney did not respond as one market. The Real Estate Data Aggregator counted homes across McKinney's ZIP codes for the three months ending August 31, 2026, and the gap between the fastest and slowest parts is 31 days.
The split in McKinney
ZIP 75070 was the quickest. The Real Estate Data Aggregator put the median days on market there at 38 days, 17 days shorter than the same period in 2025. ZIP 75071 was the slowest, at 69 days, which was 9 days longer than a year before. Those two ZIPs sit inside the same city. That is the split.
Speed is not the only thing that split. Prices moved differently too. The Real Estate Data Aggregator showed the median sale price in 75069 up 11.8% year over year, to $475,000. In 75071, the median fell 7.6%, to $440,750. In 75070, it fell 5.1%, to $465,000. Same city, very different numbers.
| 75069 | 75070 | 75071 | 75072 | |
|---|---|---|---|---|
| Median sale price | $475,000 | $465,000 | $440,750 | $554,250 |
| Price change vs. 2025 | +11.8% | -5.1% | -7.6% | -5.3% |
| Median days on market | 59 | 38 | 69 | 47 |
| Sale-to-list ratio | 96.9% | 98.2% | 97.1% | 97.8% |
| Under contract in 2 weeks | 22.7% | 27.9% | 14.1% | 23% |
What is driving slower sales in 75071
ZIP 75071 had the most activity by volume. The Real Estate Data Aggregator counted 638 homes sold there, more than any other McKinney ZIP. But 69 median days on market and a 7.6% price drop tell a harder story. Only 14.1% of homes went under contract within two weeks of listing, and that share fell 2.7 points from a year before.
75071 also includes newer master-planned communities. Some of those carry two MUD tax rates that most other communities do not. If you are buying in 75071, ask about MUD and PID taxes before you set your budget. They add to your monthly cost.
What is working in 75070
ZIP 75070 moved faster than any other McKinney ZIP in this period. The Real Estate Data Aggregator put the median at 38 days, down 17 days from 2025. The sale-to-list ratio was 98.2%, the strongest in McKinney. Nearly 28% of homes went under contract within two weeks of listing, up 13.3 points from the same period last year.
Prices did dip there. The median fell 5.1% to $465,000. So sellers in 75070 are getting homes sold, but they are pricing to move, not holding out.
Rates are part of the picture
Realtor.com reported that rates topped 7% for the first time since January 2025. As of October 25, 2026, the weekly average was 7.32%, according to data reported by Redfin. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That context matters when you are setting a list price in a ZIP that is already sitting at 69 days.
Allen is holding steadier
This post is about McKinney, but Allen is part of my market too. For context: the Real Estate Data Aggregator counted 228 homes sold in ZIP 75002 and 171 in ZIP 75013 during the same three months. Median days on market were 49 and 47 days. Neither ZIP had the speed of 75070 or the drag of 75071. Allen is its own market, and I will cover it separately.
One note on 75013: part of that ZIP is Plano ISD, not Allen ISD. Never rely on the ZIP code alone for school information. Verify by address.
What this means for you
If you are selling in McKinney, the right price depends on your specific neighborhood, not the city average. A home in 75070 priced well can still move in about five weeks. A home in 75071 priced at last year's number may sit for two months or more.
If you are buying in McKinney, some parts still move fast. In 75070, nearly 28% of homes went under contract within two weeks. If you find the right home there, waiting rarely helps.
One street can read very differently from the ZIP code average. The Real Estate Data Aggregator numbers give a solid starting point, but your neighborhood and school district drive the real number. If you want to know where your home sits in this split, just text me your address.
