Not every part of this market is moving the same way

Real estate, Primary market

Here's the one thing worth knowing as of October 17, 2026: where your home sits in this market matters more than any single number. The Real Estate Data Aggregator tracked 15 ZIP codes in the three months ending August 31, 2026. The fastest median was 34 days. The slowest was 92. That's not a small gap. It changes everything about how you price, how you offer and how long you wait.

Nationally, Redfin reported a median of 49 days on market. Several ZIPs here beat that. Several others were nearly twice as slow. So the area-wide average doesn't tell your story.

How fast homes moved, ZIP by ZIP

The Real Estate Data Aggregator counted 34 median days in 75023 and 35 in 75093. Both beat the national figure Redfin reported. At the other end, 75009 sat at 89 days and 75078 at 92. That's a 58-day difference between the fastest and slowest ZIP in the same market.

The fastest ZIPs: 75023 and 75093

In 75023, the Real Estate Data Aggregator found 20% of homes sold above list price. That's 1 in 5. And 38.6% went under contract within two weeks of listing. Inventory there fell 25% from a year before. Less supply, faster sales.

In 75093, the median sale price was $849,500, up 17.2% from a year earlier, per the Real Estate Data Aggregator. Homes for sale dropped 23.8%. With only 2.5 months of supply, buyers there had fewer choices and moved quickly.

In 75009, the Real Estate Data Aggregator counted 1,001 homes for sale and 6.9 months of supply. The median sale price dipped 9.1% from a year before. Homes sat 12 days longer than they did the same time last year. More competition, longer waits.

In 75078, the median was 92 days, up 19 days from a year earlier. The Real Estate Data Aggregator showed 518 homes for sale and only 9.5% going under contract within two weeks. Sellers there are waiting. That's the plain truth.

The middle of the market

Most ZIPs fell between those extremes. The Real Estate Data Aggregator showed 75070 at 38 days with a sale-to-list of 98.2%, and 12.3% of homes selling above list. That's a solid pace. Meanwhile, 75035 sat at 55 days with 5.5 months of supply, the highest of any ZIP in the market. Prices there dipped 4.1% from a year before.

The Real Estate Data Aggregator counted 4,691 homes for sale across the 15 ZIPs combined. That's down 8.8% from a year before. Fewer homes are coming to market. New listings dropped 10.5%. That tightening is real, but it's not showing up equally everywhere.

The national picture adds some context

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That's a real cost for buyers. The National Association of Realtors reported existing-home sales nationally at 3.99 million units in September 2026, with inventory at 1.60 million homes. Prices nationally were up just 1.3% year over year. This market's faster ZIPs are outpacing that. Its slower ones are not.

Redfin also noted that home sellers outnumbered buyers by 62.6% nationally in September 2026. That pressure is showing up locally in places like 75009 and 75078, where supply is high and buyers have options.

Where pricing power sits right now

In 75023, 1 in 5 homes sold above list price. In 75009, it was only 3.4%. That gap tells you where buyers are competing and where they're not. If you're a seller, knowing which side you're on shapes your number. If you're a buyer, it shapes your offer.

In short
  1. The three months ending August 31, 2026 showed a market that's not one story.
  2. Some ZIPs moved in 34 days with 1 in 5 homes selling over list.
  3. Others sat for 92 days with supply piling up.
  4. The right read depends on your ZIP, not the market average.
  5. One street can look different from the ZIP around it.
