Primary market listings fell 10.5% even with more national supply
The national story and the local story are pointing in opposite directions right now. Realtor.com reported for-sale listings growing nearly 7% across the U.S. But the Real Estate Data Aggregator counted new listings across our 15 ZIP codes down 10.5% in the three months ending August 31, 2026. That gap matters if you're buying or selling here.
Fewer listings, fewer homes to pick from
Less supply usually means less choice for buyers. The Real Estate Data Aggregator counted 4,691 homes for sale across the Primary market in the three months ending August 31, 2026. That's down 8.8% from the same months of 2025. Pending sales fell 6.3% too, so demand softened a little as well. But supply fell faster.
Rates are making it harder on both sides
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year averaged 6.71%. Those numbers push monthly costs up for buyers and give some owners a reason to stay put rather than list. That's part of why new listings here are shrinking even as they grow nationally.
New listings by ZIP code
Most ZIP codes saw fewer new listings in the three months ending August 31, 2026. A few dropped sharply. ZIP 75069 fell 44% and ZIP 75071 fell 25%, according to the Real Estate Data Aggregator. ZIP 75033 was the one exception, up 29.8%. Every other ZIP was flat or lower.
What tighter supply means for sellers
Fewer listings can work in a seller's favor, but only if the price is right. The Real Estate Data Aggregator shows the average sale price came in at 97.1% to 98.7% of list price across most of our ZIPs. Homes sold above list in only 3.4% to 20% of sales, depending on the ZIP. Pricing carefully still matters.
What tighter supply means for buyers
Less to choose from means you may need to move faster when something fits. The Real Estate Data Aggregator counted 37.6% of homes in ZIP 75093 going under contract within two weeks of listing. ZIP 75023 was close at 38.6%. In ZIP 75009 and 75078, it was 11.5% and 9.5%. Speed depends a lot on which ZIP you're shopping in.
Days on market vary widely across ZIPs
The Real Estate Data Aggregator shows median days on market ranging from 34 days in ZIP 75023 to 92 days in ZIP 75078, in the three months ending August 31, 2026. That's a wide spread. The ZIP code your home sits in shapes the timeline more than any market-wide number.
Median sale prices by ZIP
Prices moved in both directions across the market. The Real Estate Data Aggregator shows ZIP 75093 up 17.2% to $849,500 and ZIP 75013 up 13.8% to $700,000. On the other side, ZIP 75069 fell 44% in homes sold and ZIP 75033 saw the median price drop 8.7% to $681,030. Not every ZIP is reading the same story.
| ZIP | Median price | Change vs. 2025 | |
|---|---|---|---|
| 75093 | 75093 | $849,500 | +17.2% |
| 75078 | 75078 | $780,000 | -5.6% |
| 75034 | 75034 | $778,000 | -2.1% |
| 75013 | 75013 | $700,000 | +13.8% |
| 75033 | 75033 | $681,030 | -8.7% |
| 75035 | 75035 | $610,000 | -4.1% |
- The national supply picture looks looser, but the Real Estate Data Aggregator shows our Primary market running the other way.
- New listings fell 10.5% and homes for sale fell 8.8% in the three months ending August 31, 2026. Rates at 7.40% (Freddie Mac, October 15, 2026) are keeping some owners from listing.
- For buyers, that means less choice.
- For sellers, it means pricing right still decides the outcome.
- One street can read very differently from the ZIP code around it, so the market-wide number is just the start of the conversation.
